BOOKING/APPLICATION PROCESS: 

 

  1. After receiving demand from its members for a station GEHWS will announce the Kendrya Sadan Scheme with details of location within the station, types of units available, cost of each unit and project specification for inviting applications.
  2. The registered members who have given their demand for the station shall deposit their EMD to participate in the lot of draw (or select the units on first come first basis- as per scheme)
  3. On receipt of the EMD the applicant should fill a consent form with payment detail. Registration charges, Refundable security & Earnest Money, as under:

  1. First installment of 10% shall be paid within 30 days after successful allotment of the unit further payment of the unit shall be detailed in the scheme brochure as may differ station to station and scheme to scheme.
  2. The Earnest Money paid (along with the application) shall be deemed to be a part of the instalment(s) and the beneficiary will be treated as if he had made part payment of the first instalment of 10%
  3. No interest will be payable on refundable security and/or earnest Money deposited along with the application

CONFIRMATION OF BOOKING

If the consent of registered applicants for a given project exceed the number of dwelling units/plots, a computerized draw will be held for each type separately. Successful applicants will be given ‘confirmation of booking’ by an Allotment letter on payment of first installment of 10% of the total cost of the unit (less consent amount and EMD) unit will be considered booked only after complete payment of the unit.

 

PAYMENT SCHEDULES

All the successful applicants will be required to pay installments on the self-financing basis or through bank as the case may be. It is the responsibility of the allottee members to make the payment on time. A simple intrust of 15% PA shall be charged on delay payments calculated monthly. This rate of interest is subject to change. For schedule refer scheme Brochure for separate schemes separately.

GESHS reserves its right to terminate the registration and cancel the allotment without giving any notice, in case of default in making the scheduled payment beyond 90 days from the last date of payment as per schedule. NOTE: Once an allotment has been cancelled, for any reason whatsoever, it can not be revived under any circumstances. However, in extreme cases, the Governing Body through its Advisory committee may agree to re-activate the allotment provided the request is accompanied by requisite outstanding payments and a valid reason for delay

LOAN ARRANGEMENTS: 

1. GEHWS will liaise with Nationalized Banks, Housing Development Financial Corporation and other financial institutions and Endeavour for financial assistance by way of loans, but it is sole responsibility of the beneficiary to fulfill requirements as layed by the financial institute and provide the required documents.HBA shall also be provided. The quantum of these loans will depend on the repaying capacity of the beneficiary and approval terms and condition of the financial institute only.

WITHDRAWAL FROM A SCHEME: 

If a beneficiary wishes to withdraw from a scheme, he/She should submit a written request to the GEHWS, along with the following documents.

 

  1. Letter of allotment in original (if issued)
  2. Original receipt(s) issued by this office against the payment(s) made by the beneficiary
  3. Pre-receipt as per Performa placed at Annexure II. Member withdrawing from a Scheme will be refunded their EMD within 90 days of closing date of the scheme, they will not be entitled to any interest payment. Member withdrawing after allotment of specific floor/flats/plot will be required to pay withdrawal charges @ 10% of the installments paid till declaration of withdrawal. Such refund will be made within 90 days of the receipt of the request for withdrawal along with all required documents. Registration fees will be returned with a deduction of Rs500/- before a member withdraws without participating in a draw for a station. The registration fees will be adjusted against administration charges once a member participates for a draw. To apply for another station registration fees should be submitted again.

 

PROCEDURE & OBLIGATIONS: 

 

  1. Coinciding with or after issue of the final call up notice, the GEHWS will hold a General Body meeting of all the beneficiaries to elect the office-bearers of the proposed Residents/Apartment Owners’ Association (RWA).
  2. Such elected RWA Committee, of the proposed Apartment Owners Association, will aim at formally constituting the Association, including framing of its by-laws under the local laws governing such bodies, and register the same with the appropriate competent authorities.
  3. Till the time RWA is formed the Executive Committee appointed by GEHWS will look after all maintenance and will collect the charges on prorata basis for the same.
  4. The Executive Committee will take over all the common areas/services/facilities of the project within for the first 6 months of its constitution - a period during which GEHWS will maintain the residential complex and debit the actual maintenance expenses from the allottees.
  5. In case the RWA fails to take over the common services/facilities/areas within a further period of 4 months, the society shall be at liberty to wind up its operations at site, including demobilising its man power, leaving the complex in ‘as is-where is’ condition, at the discretion of the Chief Executive Officer, of the project.

 

TRANSFER : 

After execution of Transfer Deed in favour of a beneficiary, he/she will have the option to register the dwelling unit to any one he desire with prior permission of the concerned ‘Kendriya Sadan Residents/Apartment Owners Association/ Society’ or as per their layed rules

The General Body is empowered to amend, alter or delete any of the Rules, as well as the Memorandum of Association.
