Booking Process

Once you are a registered GEHWS member and have given your station demand, the booking process follows these steps when a scheme is announced at your demanded station:

Phase 1 — Scheme Announcement

After receiving sufficient demand from members for a station, GEHWS will announce the Kendriya Sadan Scheme with complete details including:

  • Location within the station (exact address/survey details)
  • Types of units available (1BHK, 2BHK, 3BHK, Plots)
  • Cost of each unit type
  • Project specifications and amenities
  • Timeline for construction and possession

Phase 2 — EMD Deposit

Registered members who have given demand for that station shall deposit their Earnest Money Deposit (EMD) to participate in the draw of lots (or first-come-first-served basis as per scheme). On receipt of EMD, the applicant fills a consent form with payment details.

Phase 3 — Allotment

Units are allotted through a transparent process:

  • Draw of Lots — When applications exceed units available
  • First-Come-First-Served — When units exceed applications
  • All draws are conducted in presence of members or their representatives

Phase 4 — Payment Schedule

After successful allotment, the payment schedule is as follows:

  • EMD paid counts as part of first installment
  • First installment of 10% shall be paid within 30 days of allotment
  • Further payment schedule is detailed in the scheme brochure
  • Payment schedule may differ from station to station and scheme to scheme

Phase 5 — Construction & Possession

Construction begins after sufficient bookings. GEHWS provides regular updates on construction progress. Possession is handed over as per the timeline mentioned in the scheme document after completion of all payments and legal formalities.
